Glass and screen repairs across Windsor rentals, from one request

A Windsor rental list is mostly small jobs: torn screens, a cracked basement pane, a slider that won't lock, a blown seal in a tower suite. We connect landlords, property managers and condo boards with independent local pros who take on multi-unit work, so the list goes out once. The pro calls you about access, and we check in so it doesn't stall. Send the list when you're ready.

Between tenants

Turnover repairs: screens, cracked panes, locks and sliders

Screens and patio doors here are in use from spring to the end of October, so by the time a lease ends they have taken a beating.

Torn and bent screens

Rescreened in the old frame, or new frames for odd sizes. See window screen repair.

Cracked or broken panes

Often one pane or sealed unit, not a new window. See broken window glass.

Sliders that stick or won't lock

Rollers, tracks and latches on patio and balcony doors. See sliding door repair.

Fogged units and tired hardware

Blown seals in the thermal glass, worn cranks and balances. Batch them so one visit covers the lot.

Condos

Multi-unit and condo buildings: common elements and board approval

Windsor has a large share of renting households, plus condo towers and older walk-ups. In many Ontario condos, windows and balcony doors are common elements or exclusive-use common elements, so the corporation controls them and owners need board approval, sometimes with a written agreement, before changing them.

For managers, a building-wide job goes through the board. A single broken pane in one suite may be the owner's or the corporation's to fix, depending on the declaration. Check before you book. Shop glass in a mixed-use building is under commercial glass.

Students

Student rentals near the University of Windsor and St. Clair College

Student renters here are spread out: near the university beside the bridge, around St. Clair College's main campus in south Windsor, and downtown, where the college has several sites. The housing runs from converted houses to towers.

Student leases often turn over around the academic year, bunching repairs into a few busy weeks. Send the list before the last tenant moves out, so glass or custom screens made to size are ready for move-in.

Plan access with the pro

The pro calls you to plan access and timing. You give tenants notice as usual.

For each unit: where it is, how to get in, which window, and when.

After a break-in

Security after a break-in: glass, locks and board-up

Keep tenants away from broken glass, photograph the damage for the police and your insurer, then get the opening covered; see emergency board-up. Check for a forced slider or a lock that no longer catches, and for a ground-floor unit entered once, ask about laminated glass.

Older stock

Older rental buildings: heritage-listed walk-ups and apartments

Some Windsor rentals are on the City's heritage register, including late-1930s apartment blocks on streets like Argyle and Tuscarora in Walkerville. That's a reason to check with the City before replacing original street-facing windows; Walkerville's proposed heritage district is still before Council. In older walk-ups, new glass, sash cords and storm windows often beat full replacement, and the pro will say when a window is past saving.

List the addresses and the units

One line per unit: address, unit and what's wrong. Photos help. We'll pass the list to a local pro who takes on multi-unit work, and they'll call you to plan access and a batched quote.
